Beautiful Possum Kingdom was created in the 1930's, and over the decades there has been controlled, slow growth. Many of the people moving to our lake have come from other lakes which became very crowded. Most of our real estate transactions are "preloved cabins or lake homes" sold from one family to another. The lots are larger i.e., minimum of 100 feet of frontage in most areas. What is available today are mostly lake front lots owned by individual sellers and marketed through RE/MAX Possum Kingdom. Many little fishing cabins are being replaced with nice lake homes.
WHO OWNS THE LAKEFRONT? There has been a bad rumor that you can only rent property at our lake. This is far from the truth. We have several forms of ownership including fee simple deeded lakefront property. What you hear about "renting" lakefront property is a misunderstood version of ownership called "Leasehold Estate" on the Brazos River Authority Lands. Yes, they used the dirty "L" word but without going into a long explanation, big financial institutions do finance purchases of our Leasehold Estates and their "legal eagles" are comfortable with this form of ownership. The banks take on an average of 80% of any risk because of the loan amount. Prominent Texans and their successors have owned these Leasehold Estates for as many fifty years or more with much success and great enjoyment.
THE LEASEHOLD ESTATES - The majority of the diverse shoreline is owned by the Brazos River Authority. Other large tracts of undeveloped shoreline are controlled by the State Park, Y.M.C.A., Boy Scout Camps, or private ranches. Since the 1940’s the recreational use of our lake was made possible with the use of these "Leasehold Estates" granted by the B.R.A. In time, several other areas of the lake privately owned also implemented the use of similar Leasehold Estates, i.e., Constantine and Gaines Bend. The Leasehold Estates have preserved our lake and allowed quiet enjoyment of the diverse shorelines by individuals without the intervention of the Corp. Of Engineers. A few important aspects of not being a Core Of Engineer lake is our enjoyment of private dock facilities and local supervision by our friends and neighbors at the B.R.A. Utilities - Cable Service in most areas, Telephone, Electricity, Individual Septic Systems, Private Lake Water Permit. Possum Kingdom Water Supply Corp. Amenities - private boat docks permitted in most areas. Resales – A few undeveloped Leaseholds remain and even fewer are available for sale. The prices vary greatly depending upon view, shoreline topography and depth of water under a boat house facility. Our lake has only a few condominium developments, each having either day slips for the use of all condo owners or private boat slips included with each condo or are situated at marinas.
